Vancouver wants to transform 17 neighbourhoods into walkable "villages" with more housing and shops. The plan would allow apartment buildings up to 6 storeys where mostly single-family homes exist today. New zoning would also bring more stores and services within walking distance of homes.

Live in Vancouver? This could change what gets built on your street. More apartments mean more neighbours—but also more housing options for young people, families, and seniors priced out of the market. Shops and cafés within walking distance could make daily errands easier and reduce car trips.
What Could Change
Zoning in 17 neighbourhoods would change to allow 3-6 storey apartment buildings. Retail expansion areas would be mapped for each village. The draft plan goes to City Council in Spring 2026, with city-initiated rezonings to follow.
