Help Shape London's New Zoning Rules
Official title: ReThink Zoning
London is rewriting its zoning by-law from scratch. The new rules will determine what can be built where—from housing types to business locations. Right now, the city is drafting zones for downtown, transit corridors, and neighbourhoods, with public consultation planned for early 2026.
Why This Matters
Live in London? These rules affect what gets built on your street. Want a basement apartment or backyard suite? Zoning decides if that's allowed. Hoping for more shops within walking distance? This by-law shapes that too. The city is trying to enable more housing near transit—your input could influence where and how.
What Could Change
The new by-law could allow more housing types in more areas—duplexes, triplexes, and apartments near transit stations without needing special approvals. Downtown and corridor zones are being designed for higher density. The city is also simplifying what uses are permitted, which could make it easier to open small businesses in residential areas.
Key Issues
- What building types and heights should be allowed in different neighbourhoods?
- How should zoning enable more housing near rapid transit stations?
- What uses should be permitted in residential, commercial, and mixed-use zones?
- How can zoning rules be simplified to improve understanding?
How to Participate
- Review the draft zone documents to understand proposed changes for Downtown, Transit Village, Rapid Transit Corridor, Shopping Area, Main Street, and neighbourhood zones.
- Use the ReThink Zoning Map to see how proposed zones would apply to your neighbourhood.
