Erbsville North Development Plan - Waterloo's Next Neighbourhood

Official title: Erbsville North Master Environmental Servicing Plan and District Plan

Open Community Planning Environment & Climate Housing & Communities Transportation
Waterloo is planning a new neighbourhood in the Erbsville North area. The city is working with consultants to figure out where homes, parks, and roads should go. They're also studying how to handle stormwater, protect the environment, and connect the area to water and sewer services. The plan should be finished by fall 2026.

Why This Matters

Live near Conservation Drive or Erbsville Road? This plan will shape what gets built next door. New homes could mean more traffic, but also new parks and services. If you're hoping to buy in Waterloo, this could add housing options in a few years.

What Could Change

The city will decide what mix of housing goes in this area - single homes, townhouses, or apartments. Street layouts and park locations will be locked in. Once the District Plan is approved, developers can apply for zoning changes and subdivision permits to start building.

Key Issues

  • What mix of housing types and densities should be built?
  • Where should parks and green spaces be located?
  • How should stormwater and environmental features be protected?
  • What street pattern will best serve the new neighbourhood?
